Building, located in the urban area of Coimbra, with implementation of 50 m, with the main elevation roughly oriented to east, the posterior façade oriented to west, and which contacts with adjacent neighbor buildings in north and south. The property, with a plant area of approximately 361 m2, is composed for five floors: Sub cave, cave, ground floor, 1st and 2sc floor. In the superior floors are distributed nine fractions of housing and nine bedrooms for renting. At the threshold level are the entrances for the housing areas. The basements are unoccupied. The reshuffle project predicts the occupation of the superior floors with four housing independent fractions of duplex type. The ground floor is mainly occupied by establishment of restoration. In the inferior levels, cave and sub cave, it will work a museum space and the respective reception zone will work at the threshold. In the inspection and analyze of the building was made an inventory of the constructive solutions of the envelope of the building, just as well the evaluation of their constructive weakness/pathologies. Was made the identification of the weak points in terms of thermal behavior of the envelope, supported with the utilization of the infrared technologic technical. The measures of improvement analyzed, which have framing in the rehabilitation enterprise of this building, aim the thermal rehabilitation of the building, including the collocation of thermal insulation in the envelope of the interior and exterior walls, as in all roof of the building. To confer the thermal insulation of the housing fractions, with regard to the services fractions, it was analyzed the collocation of a layer of thermal/acoustic insulation in the air gap of the false ceilings, this solution should be extended to the middle floors of the housing fractions, in zones of separation of distinct fractions, thereby assuring the improvement of the acoustic insulation levels. It was even analyzed the thermal correction of window’s framing, the installation of heating systems and efficient production of heated sanitary waters just as well the installation of a mechanical ventilation system which provides the appropriate ventilation of spaces.
